Property Rental
When choosing a property, pay attention to details:
- Villas are generally located away from the beach in secure estates offering safe environments. In the central part of the city, beach villas can be found on the territory of hotels or belong to senior officials and are not rented out. Available beach villa options are mostly located north and south of the city.
- Condos can be found all along the beaches including in the central area of the city with a few also a short distance into the city.
- Comfortable beaches stretch all along the coastline from Cha Am in the North, to Takiab to the South.
- Pets are generally not permitted in condos, but often are allowed in villas and townhouses. It is recommended to gain prior approval.
- High season is generally considered to be from November to March and the company does not guarantee the availability of real estate for rent during this period without prior booking. Demand is high, so early booking is recommended.
Accommodation Rules
When renting a property, you are responsible for the care of the premises and fittings provided:
- In case of malfunctions arising out of no fault of your own, immediately inform the company about the breakdown. At your convenience, specialists will be called to help.
- In the event of a breakdown that may be your fault, it is also important to the agent as soon as possible to help with rectifying this. This will reduce the time for assessment and repairs, the company as many contacts to help with repairs. Otherwise, the owner/company has the right to withhold the insurance deposit until the restoration of the damaged property.
- Excessive dirtiness can also lead to a deduction of part of the insurance deposit, hence we recommend caring for the property as you might your own. Think how you might feel.
- Loud music and noise are prohibited after 23:00 hrs, be considerate of other families, etc.
- Food waste must be disposed of immediately. Otherwise, your rest may be overshadowed by the appearance of ants and other insects.
- An employee of the company is usually present at check-in and check-out, at other times you can contact the agent via telephone or instant messengers to clarify points of interest.

In addition to the general rules of accommodation, there are several points when renting a condo:
- Swimming in the pool is only possible during condo hours established by the local rules.
- Noise, drinking alcohol and eating by the pools are generally prohibited.
- Being in the elevator in a bathing suit is not welcome in accordance with the traditions of the country.
Attention! In case of regular violation of the established condo rules, the condo owners can expel tenants in extreme cases. In this event, no compensation is usually given and contracts become void.
